Let's get tactical!

Question: Could you use an extra $12M in your business?

Thought so. 

Farming is a term often thrown around in the RE space and when done correctly, can prove to be EXTREMELY effective. The plan that I am outlining for you below has been tried and true in my personal business and is one of the most impactful techniques that I have done in my "farm".

Before we go on, I need you to understand the following:

  • DO NOT spam these FB pages
  • DO NOT abuse your privilege of posting on these pages as a knowledge expert
  • DO NOT, I repeat, DO NOT plug your business. If you do this correctly, you won't need to plug it
  • DO ask for permission (I outline that below)
  • DO provide value (outlined below)
  • DO have fun with your posts (not outlined, you might not be fun and that is something I can't teach you...)

And lastly, PATIENCE is where you will prevail. I spent 8 months "working" the farm before anything was cultivated (that is an analogy for a sale btw...)

Ok, now that we have that out of the way...

 
For context, over the last 24 months (in my farm):
  • I have sold 13 properties (currently have more pending)
  • Median list price of $685k
  • Overall production = $12.3M (represents ~16% of my overall production over the last 24 months)

The Plan

  1. Join your neighborhood FB group, you know, those groups where people bitch about dog shit in their yard? If you do not have one, join a FB group that is for the micro area you live in e.g. Viera (for me). If you don't have that I guess you are SOL and should stop reading.
  2. Once you join, the key here is to wait. No one wants to see you post that you're new to the neighborhood and just so happen to be an agent. NO ONE. This will kill your plan.
    1. Get a good feel for the group first. See if there is another agent(s) that have been doing something, read those comments. See what people are saying. We call this "recon".
    2. Once you have your footing (this could take days, weeks, or ideally, around the start of a new quarter or month), lay the smackdown!
  3. Your FIRST post should be packed with value! Some examples below:
    1. Recap of sales for the year or month
    2. Showcase high and low sales
    3. Show the difference pool homes are selling for vs. non-pool homes
    4. Demonstrate what streets drive the most sales, etc. 
    5. This stuff is valuable to everyone that owns real estate in the neighborhood and it's something they can learn. 
    6. And for the love of god, make these fun and entertaining. Talk about the street everyone loves (or hates), talk about nuances to the area, let everyone know you are the mf expert. 
  4. In the "copy" or the actual post itself, it's crucial to ask for permission. What I did was as simple as this: "Hey neighbors, I hope you enjoy this YTD recap of Trasona Cove. I love data and have exclusive access to this stuff so I wanted to put together insights for all of you to review. Please let me know if these videos are helpful and if it's something you'd want me to continue doing."
    1. This is called "Permission Marketing" and it's a game-changer!
    2. It also makes it hard for the page admin to remove your posts as spam or plugging business (most of the time) because, after all, the people asked for it...
  5. Plant those videos on a regular basis (I do quarterly and end of year) and make sure to stick with the plan and remain patient.

How To Film The Video

  1. Do this with screen recording software (OBS, Loom, Bombbomb, etc.). I use OBS, but I also enjoy overcomplicating things... You should use Loom. 
  2. Get your data together. I started off by having a few pages open on my browser that I clicked thru as I was doing the screen recording. I now create sites for the data and use a Canva presentation. 
    1. MLS page for all sales (show map, chart of sales, etc.)
    2. MLS page for stats (show median price, DOM, etc.)
    3. MLS page for high sale (flip thru photos)
    4. MLS page for low sale (flip thru photos)
    5. Get creative and have fun
  3. Upload the video to YouTube as "Unlisted"
  4. Create an engaging thumbnail on Canva (there are a ton of templates to choose from) and add it to video

Let's Land This Plane

Would it surprise you if I told you these videos are on average ~20 minutes long and I am currently getting 100-200 views? 

Yeah, I was definitely surprised too! Also relieved because I spend a lot of time on the prep work, so glad to know people appreciated them. 

Consistency is paramount here and your neighborhood will notice your dedication. These videos are not easy and they ARE time-consuming, but your neighbors will notice that and will recognize the effort. These videos will also give you a "celebrity" status within the community and I promise you this, people will start to notice and give you compliments. 

Stick with it, and watch your seeds become...OK, I am over these farming analogies. 

Just keep doing it and make some connections. Oh, and sales (which equals money).
