From Stale to Sold: How We Turned a Stalled Listing into a Success in Under 30 Days!

When the owners of 2493 Donavan Court came to us, their home had already been listed by another agent and had been on the market for 180 days with little interest. Frustrated and ready for a change, they trusted The Burgman Group to take a fresh approach. We knew this property had tremendous potential; it just needed the right marketing strategy to unlock it. After implementing our proven techniques, the home was under contract in just 27 days. 

Here’s how we did it!

We needed a clean slate, so we started by taking all new professional photos, adding a 3D tour, and creating a series of videos that truly captured the home's beauty and unique features. At TBG, we like to say that your home’s first showing is always online, so let’s make it count. 

We also built a dedicated website (we do this on ALL our listings), ensuring it reached a wider audience online vs. traditional MLS sites. We utilize our website to expand on specific listing dynamics often overlooked on sites like the MLS, Zillow, Trulia, etc. With a custom-designed website, we can add more context and features of the home, add video, incorporate neighborhood information, amenities, etc. We can also track website activity which is critical to understanding how a listing is performing (for a marketing nerd like myself, this is key).

We then leveraged our expansive social media reach (into the millions at this point) and digital marketing knowledge to create ads that would help widen our exposure and viewership. Living in Viera, our team understands the nuances of the area and has a robust understanding of the local community. So, when it comes to targeting, you can say we know a thing or two. 

To add an extra touch (something we are known for), we filmed a set of engaging (and creative) videos showcasing the lifestyle and appeal of the property. We strategically took different approaches to attract different buyer “avatars.” 

But wait, there’s more…now we launch the listing, aka going “active.”

To kick things off, we hosted an exclusive launch party to attract local buyers and neighbors and give the home the attention it deserved. To set the party's tone, we partnered with local jazz musicians (Viera High School) and catered bites from Urban Prime (one of my favorites). The party was a hit, and we have the footage to prove it!

Our strategic marketing efforts were a resounding success. Within just 27 days on the market, 2493 Donavan Court was under contract and is now closed, a testament to our effective approach.

The key to success? A combination of tailored marketing, high-quality visuals, and a proactive approach that resonated with buyers. We were thrilled to help the sellers close this chapter and move forward with their next adventure.
